It can be daunting for a business owner to enter into a lease for the first time and know what to request in lease negotiations. Or alternatively, to find out you are responsible for everything conceivable to do with the property. For example, you may want the right to alter or decorate the property to fit your needs and business brand. Your landlord will want to ensure you are responsible for:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400\">any damage you cause;&nbsp;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">workplace health and safety considerations, such as fire and electrical safety for your electrical items; and<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">depending on the type of property, the maintenance and repair of the property.<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"font-weight: 400\">Landlord\u2019s Responsibilities<\/span><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">The lease will also include your landlord&#8217;s rights and responsibilities. For example, a landlord might be responsible for:&nbsp;<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400\">maintenance and repairs of communal areas of a property;&nbsp;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">fire safety; and<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">the electrical safety of items belonging to them that are in your property.<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span style=\"font-weight: 400\">Other Lease Inclusions<\/span><\/h3>\n\n\n\n<p><span style=\"font-weight: 400\">Your lease will also include essential clauses required by law. These clauses identify:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400\">the property;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">who the landlord is;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">your details; and&nbsp;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400\">any other parties that might need to be included in the lease, such as a guarantor.&nbsp;<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400\">These clauses also cover the length of the lease and any &#8216;premium&#8217; paid for it<\/span>. This is not the rent you would be paying, but any lump sum you agree to pay the landlord for the lease.
